What are trust lands?

Trust lands are parcels of land granted by Congress to Utah at statehood to support specific beneficiaries, including public schools, universities, hospitals, and reservoirs.  Trust lands are not public lands, but are generally open for public use, when possible.  Trust lands were allocated specifically to generate revenue to support our beneficiaries.  SITLA currently manages 3.4 million surface acres on behalf of our beneficiaries.

The closing costs are in addition to the 10% down payment.  The cultural resources survey costs may be financed, upon approval.  All other closing costs are due from the prevailing bidder at the auction and cannot be financed.

Location:

The property is located in west central Duchesne County, about 6.5 miles southwest of Fruitland and about 17 miles west of Duchesne.  Duchesne County is about 100 miles west of Salt Lake City, Utah.

Access:

From the US 40 and Highway 208 junction, the parcel is located about 2.5 miles south.  Roads leading to the parcel are well-maintained.

Additional Information:

The terrain of the property ranges from flat to very steep.  The vegetation is cedar trees, junipers, sage, and native grasses.  Two other adjacent SITLA properties will also be sold at this same auction.

47.50 acres, more or less

Water Rights:

No water rights are included as part of the sale of this parcel.

Utilities:

There are no utilities to the site.  Power is located 1 to 2 miles to the north.

A-10 (Agricultural)

Financing:

Financing will be offered for this parcel at a variable interest rate of prime plus 2.5% or 7.5%, whichever is greater.  A down payment of 10% and closing costs will be due at the auction.  The remaining balance can be financed for up to a 20 year term.

Mineral Leases:

  1. Mineral Lease No. 53591, issued to Bro Energy, LLC with a primary term expiration date of February 28, 2023 (actual expiration date will be based upon production)

Surface Leases:

  1. Easement No. 2568 will be issued to Duchesne County to provide access on existing roads for a perpetual term

Cultural Resource Covenant:

A cultural resource survey was conducted on this parcel.  No significant historical or cultural sites were identified.  The property will be sold without any historical or cultural reservations.
