What are trust lands?

Trust lands are parcels of land granted by Congress to Utah at statehood to support specific beneficiaries, including public schools, universities, hospitals, and reservoirs.  Trust lands are not public lands, but are generally open for public use, when possible.  Trust lands were allocated specifically to generate revenue to support our beneficiaries.  SITLA currently manages 3.4 million surface acres on behalf of our beneficiaries.

Location:

This parcel is located in Emery County, with corners adjacent to the southwest of Highway 6, approximately 4.5 miles north of I-70 and 7 miles northwest of Green River.

Access:

The property is accessible from state highway 6, but any encroachments from HWY 6 will need to be approved and permitted by UDOT Region 4.

Additional Information:

The property sits at an elevation of approximately 4,300 feet and has a Mancos Shale soil throughout the property with minimal natural vegetation. There are some small natural drainages and washes the run through the property. They are dry most of the time, with exceptions being during major storm events.

Water Rights:

There are no water rights associated with the sale of this property. Interested parties are encouraged to do their own due diligence regarding water and water-rights related to the subject property.

Utilities:

The property has no utilities and the closest utilities are several miles to the east in the city of Green River. There is a major power transmission line less than a mile to the east and a rail line less than a half mile to the east.

Zoning:

Financing:

Financing will be offered for this parcel at a variable interest rate of prime plus 2.5% or 7.5%, whichever is greater.  A down payment of 10% and closing costs will be due at the auction.  The remaining balance can be financed for up to a 20 year term.
