This parcel is located just east of the Bear River Migratory Bird Refuge and west of Interstate 15, approximately two miles northwest of Willard, Utah.

There is no public access to the property or promise of access.  Any access will need to be negotiated with applicable surrounding landowners.

Other:

Portions of the subject property have been cultivated and have historically been grazed by livestock.  The surrounding properties are used for grazing, farming, and waterfowl habitat.

This parcel is mostly raw native-type pasture.  The topography is nearly flat.  A portion of the property is seasonally submerged with water and has some wetland type vegetation.  Only a portion of the property is fenced.

Financing will be offered for this parcel.  A down payment of 20% and closing costs will be due at the auction.  The remaining balance can be financed at a variable rate of prime plus 2.5% for up to a 20 year term.

  2. The property will be conveyed subject to all valid existing rights.
  3. A cultural resource review was conducted on the subject property.  The property will not be sold subject to any cultural reservations.
  4. All minerals, except the sand and gravel are reserved to Trust Lands Administration.
  5. The Utah Geological Survey (UGS) provided the following comment:  “Potential geologic hazards in the area that could affect the property include flooding, shallow groundwater, problem soils including shrink/swell and/or collapsible, earthquake hazards associated with Quaternary faults including ground shaking and liquefaction/lateral spread, and moderate to high indoor radon potential.  Prospective developers should be aware of the potential hazards so they can be addressed in a manner appropriate to the intended use of the property.  Geologic hazards are best addressed early in the land-use planning process prior to development and construction.  General geologic hazard information is available at the UGS offices and online at http://geology.utah.gov/utahgeo/hazards/index.htm.
  6. There will be a reservation for a 50% interest in any potential wetland mitigation credits if any are applied for and obtained in the future.
