What are trust lands?

Trust lands are parcels of land granted by Congress to Utah at statehood to support specific beneficiaries, including public schools, universities, hospitals, and reservoirs.  Trust lands are not public lands, but are generally open for public use, when possible.  Trust lands were allocated specifically to generate revenue to support our beneficiaries.  SITLA currently manages 3.4 million surface acres on behalf of our beneficiaries.

The closing costs are in addition to the 10% down payment.  The cultural resources survey costs may be financed, upon approval.  All other closing costs are due from the prevailing bidder at the auction and cannot be financed.

Beneficiary:

The net proceeds from the sale of this property will be deposited into the permanent fund for the beneficiary of Public Schools.

Location:

Located in the Widtsoe Townsite in John’s Valley on State Highway 22, approximately 13 miles north of the entrance to Bryce Canyon.  This parcel is part of the area locally known as Widtsoe Junction, which is near the Dixie National Forest and offers outdoor recreational opportunities including hunting, fishing, sightseeing, and hiking.

Access:

Access is based on the plat for the town site. Several lots which are part of the Townsite have already been sold and are being developed.  This is the last lot SITLA owns in the Widtsoe Townsite area.

Acreage:

1.00 acre, more or less (210 ft. x 210 ft. square)

Water:

SITLA has water rights in this area that may be transferable to this lot.  We will make these rights available for purchase by the successful bidder.

Zoning:

Multiple use – you can build on a one-acre lot.

Financing:

Financing will be offered for this parcel.  A down payment of 10% and closing costs will be due at the auction.  The remaining balance can be financed for a 20 year term at a variable rate of prime plus 2.5% or 7.5%, whichever is greater.

Cultural Resource Reservations:

A cultural resource survey was conducted on the subject property.  The property will not be sold subject to any cultural resource restrictions.

  2. The property will be conveyed subject to all valid existing rights.
  3. All minerals, except for the sand and gravel are reserved to Trust Lands Administration.

The following comment was received from the Utah Geological Survey (UGS):  “Potential geologic hazards in the area that could affect the parcels include flash flooding/debris flow, problem soils including shrink/swell and/or collapsible,  and indoor radon potential.  Potential hazards should be addressed in a manner appropriate to the intended use of the property.  Geologic hazards are best addressed early in the planning process prior to development and construction.  UGS has general geologic hazard information available at its offices and online at http://geology.utah.gov/utahgeo/hazards/index.htm.”
