This parcel of land is owned by the Utah Department of Agriculture and Food.  Utah State Trust Lands Administration is offering the property at public auction on their behalf.  All official transactions will be conducted with the Utah Department of Agriculture and Food.


These costs cannot be financed and are in addition to the 10% down payment.  All closing costs are due from the prevailing bidder at the auction.

Beginning at the South Quarter Corner of Section 6, Township 43 South, Range 14 West, Salt Lake Base and Meridian and running thence along the Center Section line said Section 6, North 0°02’31” West, 659.615 feet; thence North 89°57’12” East, 263.83 feet; thence South 0°02’35” East, 659.75 feet to the Section line; thence South 89°58’57” West, 263.84 feet along said Section Line to the point of beginning.


This parcel is located in Warner Valley of Washington Co.  It is nestled near Warner Ridge below Punchbowl Dome. It is located east and north of the St George Airport and south of Sand Hollow Reservoir.  Presently, the property can be used for livestock grazing and agricultural purposes.

Access is from a deeded right-of-way (dirt road) off of Warner Valley Road. Warner Valley Road can be reached from Washington Fields Road to Warner Valley Road SE 10 miles to the right-of-way access road then north 3 miles.
