The subject property is located on Patmos Ridge approximately 22 miles east of Wellington, Utah.

Access:

There is physical access to the property via an unimproved dirt road.  However this road is not a public road and traverses adjacent private property.  There is no legal public access to this property.

Water:

No water rights will be conveyed with the property.

Surface waters in the area are considered to be fully appropriated.  There are some limited ground water resources available for appropriation.  Permanent applications for isolated springs and underground water are generally limited to sufficient acre-foot amounts to serve the domestic purposes of one family, the irrigation of one acre, and ten head of livestock (or equivalent livestock units).  Interested parties should contact the Utah Division of Water Rights for more information.

Utilities:

No utilities are present on the property and none are known to be located nearby.

Zoning:

The property is zoned WS (Watershed) by Carbon County.  The zone generally allows for grazing and recreational activities.  There is a minimum lot size of 40 acres per dwelling.  Interested parties should contact Carbon County for more information regarding permitted uses.

Other:

This property offers excellent big game hunting opportunities and is located adjacent to the Patmos Ridge Cooperative Wildlife Management Unit (CWMU) for both buck deer and bull elk.  It is rugged and remote, and offers privacy, quiet and solitude.

Topography consists of steep, rugged mountain terrain.  Elevation ranges from more than 9,800 feet at the top of the ridge to 7,800 feet in the canyon bottom.

This property is surrounded by privately owned lands and other state trust lands.

Financing:

Financing will be offered for this parcel.  A down payment of 10% and closing costs will be due at the auction.  The remaining balance can be financed a variable rate of prime plus 2.5% for up to a 20 year term.
