Location:

This parcel is located at the entrance of the Needles District of Canyonlands National Park in San Juan County, Utah.

Access:

The property is accessible from state highway 211.  From the intersection of HWY 191 and 211, travel west 33 miles until you come to the commercial Needles Outpost sign that is just past the park boundary sign, turn right on the paved road leading to the Needles Outpost. The property begins at the cattle guard.

The property has an old airplane runway along the eastern boundary of the parcel. A newly created mountain bike trail runs along the top of the slick-rock outcropping in the middle of the property.

The property features a convenience store and unleaded gas station, which is the only facility servicing the Needles District of Canyonlands National Park within 45 miles. It also includes the only commercial campground in the area offering flushing toilets and hot showers.

Other:

The property sits at an elevation of approximately 5,000 feet and has a dense sandstone outcropping in the middle which is surrounded by sand and natural vegetation. Historically, the parcel has been used as a commercial campground servicing the patrons of the Needles District of Canyonlands National Park. The property is within the newly designated Bears Ears National Monument and may be one of the last chances to purchase private property in the area.  It is currently bordered by BLM lands on the east and north. On the west and south, it is bordered by Canyonlands National Park.

Water:

There are no water rights associated with the sale of this property. All water used at the Needles Outpost is hauled onsite from Canyonlands National Park under a special use permit. It is deposited into an underground cistern and then distributed throughout the property. Interested parties are encouraged to do their own due diligence regarding water and water-rights related to the subject property.

Utilities:

The property is a sustainable off-grid system and it has a zero carbon footprint. The property is serviced by a commercial solar system, a backup generator and two septic systems.

Zoning:

The parcel is zoned A-1 which is San Juan County’s default zoning.

Financing:

Financing will be offered for this parcel.  A down payment of 25% and closing costs will be due at the auction.  The remaining balance can be financed at a variable rate of prime plus 2.5% for up to a 20 year term.

Surface Leases:

  1. Right of Entry Permit No. 6359 is issued to WALSJRAP LLC which allows for commercial operation of the facilities. The permit expires 8/31/2017 but will be terminated upon the sale of the property. WALSJRAP LLC will have 30 days to remove their belongings unless other arrangements can be made between the purchaser and the permitee.  (Please see the “Disclosures” section for the items currently on the property which are owned by the permittee and will be removed.)
  2. Easement No. 2107, issued to San Juan County for roads for a perpetual term.
  3. Easement No. 2121, issued to The Nature Conservancy for an access road to a grazing allotment for a 30 year term.
