What are trust lands?

Trust lands are parcels of land granted by Congress to Utah at statehood to support specific beneficiaries, including public schools, universities, hospitals, and reservoirs.  Trust lands are not public lands, but are generally open for public use, when possible.  Trust lands were allocated specifically to generate revenue to support our beneficiaries.  SITLA currently manages 3.4 million surface acres on behalf of our beneficiaries.

Location:

This parcel is located in a dry canyon in Carbon County, 1/2 mile north of the town of Kenilworth.

Access:

Access to this parcel is from a private road through private property. The Trust has no perfected easement for the right-of-way, but there may be a prescriptive right of access. Interested parties should do their own due diligence regarding access to the property because the Trust does not warranty or guarantee access to this parcel.

Additional Information:

Topography is the property consists of steep slopes and deep canyons.  Vehicle access across the property is limited due to the steep topography.  The average elevation of the parcel is 7,167 feet.

Water Rights:

No water rights are available to be conveyed with the property.

Utilities:

No utilities are located on site.  The closest power is 1/2 mile south.  An abandoned power line is located on the property which once served a mine at the top of the canyon, northeast of the property.

WS – Water Shed (all areas over 7,000 feet elevation)
M&G-1, Mining and Grazing (all areas below 7,000 feet elevation)

Financing:

Financing will be offered for this parcel at a variable interest rate of prime plus 2.5% or 7.5%, whichever is greater.  A down payment of 10% and closing costs will be due at the auction.  The remaining balance can be financed for up to a 20 year term.

Cultural Resource Covenant:

A cultural resource survey was conducted on this parcel.  No significant cultural or historical sites were discovered.  The property will be sold without any historical or cultural sites reservations.
