Location:

These parcels are located along Jenson Canyon, between Argyle Canyon and Argyle Ridge, approximately 21 miles northeast of Price, Utah.

Access:

Jenson Canyon Road, a county road, runs through the parcels.

Other:

The parcels are currently vacant, forested range land. They are adjoined by private and BLM property. The Ashley National Forest is approximately two miles north of the parcels. Terrain is mountainous and elevation ranges from approximately 8,000 to 8,800 feet.

Parcel A = 480.00 acres, more or less
Parcel B = 320.00 acres, more or less

Water:

Water Right No. 90-1104 (stockwatering, 64 stock units, directly on stream) will be included with Parcel A. Surface waters of the area are considered to be fully appropriated.  There are some limited ground-water resources available.  Isolated springs in the Argyle Canyon area must meet the criteria outlined in the Division of Water Right’s 2007 policy declaration.  Interested parties should contact the Division of Water Rights for more information regarding the availability of water rights on this property.

Utilities:

There are no known utilities in the general area.

Zoning:

Adjacent private property is zoned A10 Ag 10 Acre Zone.

Financing:

Financing will be offered for these parcels.  A down payment of 10% and closing costs will be due at the auction.  The remaining balance can be financed at a variable rate of prime plus 2.5% for up to a 20 year term.

  1. Easement No. 1530, issued to Duchesne County for Jenson Canyon Road
  2. Grazing Permit No. 20374-09, issued to EnerVest Operating LLC (this permit will be cancelled if the property is sold)

Cultural Resource Covenant:

A cultural resource review was conducted on the subject properties.  No significant sites were identified.

Disclosures:
