What are trust lands?

Trust lands are parcels of land granted by Congress to Utah at statehood to support specific beneficiaries, including public schools, universities, hospitals, and reservoirs.  Trust lands are not public lands, but are generally open for public use, when possible.  Trust lands were allocated specifically to generate revenue to support our beneficiaries.  SITLA currently manages 3.3 million surface acres on behalf of our beneficiaries.

CLOSING COSTS:

The closing costs are expenses incurred to prepare the property for sale.  A large portion of the costs is for the completion of a cultural resource survey, which is required by law.

These costs are in addition to the 10% down payment.  All closing costs are due from the winning bidder within 24 hours after completion of the auction and cannot be financed.

Location:

The property is located about 2 miles east of the city of Vernal and the Vernal Regional Airport, along 1500 East, which runs through the property.  The Burn’s Bench Road is located southeast of the property.

Access:

Access to the property is from 1500 South, which runs through the property.

Additional Information:

This property has BLM property to the north and is surrounded by private property on the other 3 sides.  The parcel is located on a bench, which provides beautiful views of the surrounding area.  The surrounding neighborhood has minimal development, primarily farm and ranch lands with single-family dwellings scattered throughout.  The topography of the property is mostly level with mild to moderate slope and ravines.  The vegetation is sage brush and native grasses.  The elevation of the property is 5,040 to 5,120 feet.

No water rights will be sold with this property

Utilities:

Utilities are located nearby.  Both power and sewer lines are located along the southern border of the parcel.

Zoning:

MG1 (Mining and Grazing with a minimum lot size of 5 acres)

Financing:

Financing will be offered for this parcel at a variable interest rate of prime plus 2.5% or 7.5%, whichever is greater.  A down payment of 10% and closing costs will be due at the auction.  The remaining balance can be financed for up to a 20 year term.

During the time when the property is being financed (before a patent is issued), the county records will show the property as state trust lands with notices being sent in care of the purchaser.  All improvements to the land during the financing period will need approval.

Surface Lease Encumbrances:

  1. Easement No. 1730, issued to Uintah County for Class D roads, with a perpetual term;
  2. Predesignation No. 730, issued to Uintah County for Class D roads which qualify as valid existing rights, with a perpetual term; and,
  3. Grazing Permit No. 23493, issued to Vance Merrell and Karli Wagner (when this property is sold, these lands will be removed from the grazing permit).

Cultural Resource Covenant:

A historical and cultural resource survey will be conducted on this parcel.  Any significant sites which are identified will be protected with a reservation.

  3. The sand and gravel on the parcel will be subject to a royalty provision if sold commercially.
