What are trust lands?

Trust lands are parcels of land granted by Congress to Utah at statehood to support specific beneficiaries, including public schools, universities, hospitals, and reservoirs.  Trust lands are not public lands, but are generally open for public use, when possible.  Trust lands were allocated specifically to generate revenue to support our beneficiaries.  SITLA currently manages 3.3 million surface acres on behalf of our beneficiaries.

Location:

This property is located along Highway 143, north of the town of Brian Head.  The latitude is 37.702222.  The longitude is -112.851242.  The address is 601 N Hwy 143.

Access:

The lot is part of the Mountair Evergreen Estates Subdivision, which was established in the 1970’s.  The lot was created along Highway 143, with the highway as the only access.  UDOT has granted a Conditional Access Permit for the lot for residential access from Highway 143.   The successful purchaser could pursue a commercial access permit from UDOT or work with the Town of Brian Head to change the zoning of the lot from commercial to residential.  A copy of the permit is available upon request.  It will be the purchaser’s responsibility to develop the access.

Additional Information:

The property is heavily wooded with many aspen and conifer trees and natural vegetation.  A walking/mountain bike trail has been developed along the highway corridor, which borders the east side of the property.

Preliminary inquiries indicate that the city may be willing to consider a zoning change from commercial to residential.  Prospective buyers are encouraged to contact Brian Head City for questions regarding zoning.

Financing:

Financing will be offered for this parcel at a variable interest rate of prime plus 2.5% or 7.5%, whichever is greater.  A down payment of 10% and closing costs will be due at the auction.  The remaining balance can be financed for up to a 20 year term.
