What are trust lands?

Trust lands are parcels of land granted by Congress to Utah at statehood to support specific beneficiaries, including public schools, universities, hospitals, and reservoirs.  Trust lands are not public lands, but are generally open for public use, when possible.  Trust lands were allocated specifically to generate revenue to support our beneficiaries.  SITLA currently manages 3.4 million surface acres on behalf of our beneficiaries.

Location:

This parcel is located just south of Bear Creek and extends up a hillside.  It is off of Highway 20, approximately 3/4 mile to the east.

Access:

There is currently no access to the property.

Additional Information:

This parcel is steep and rocky with pinyon and juniper trees on the hillsides.  The previous use of the parcel has been for grazing and hunting.  The potential use is for a recreational cabin site.

SITLA has water rights on the property that may be available for purchase by the successful bidder of the parcel.

The property is zoned for agricultural use and has a minimum lot size of 20 acres.

Financing:

Financing will be offered for this parcel at a variable interest rate of prime plus 2.5% or 7.5%, whichever is greater.  A down payment of 10% and closing costs will be due at the auction.  The remaining balance can be financed for up to a 20 year term.

Surface Leases:

  1. Right of Way No. 1027, issued to Arthur B. Evans for a barbed wire fence along the south side of the property for a perpetual term
  2. Grazing Permit No. 20100-09, issued to Dan D. Evans (this acreage will be removed from the grazing permit upon sale of the property)

Cultural Resource Covenant:

A cultural resource survey was conducted on this parcel.  The parcel will be sold with cultural reservations for the significant site which was identified.
