The parcel is located 4 miles south of Manila, adjacent to the Flaming Gorge National Recreation Area and the Ashley National Forest.

Access to and through the parcel is via Sheep Creek Geological Loop (ROW 833).

Other:

Sheep Creek runs northwest-southeast through the parcel. The creek bottom is moderately sloping, and the remainder of the parcel rises sharply to the northeast and the southwest. Private and trust lands border the parcel to the north, with the Ashley National Forest to the south and west and the Flaming Gorge National Recreation Area to the east.

Water:

Water Right No. 41-2376, for stockwatering directly on Sheep Creek during the summer months, will be included with the property. Per the Utah Division of Water Rights, there is a limited ground-water resource available. Appropriations from isolated springs and underground water are generally limited to sufficient acre-foot amounts to serve the domestic needs of one family, irrigation of 1.0 acres, and a reasonable amount of livestock. Water is available for larger projects on a temporary or fixed-time basis, which are generally limited to five years. Interested parties should contact the Division of Water Rights for more information regarding the availability of water rights on this property.

Financing:
