Location:

This parcel is located near the mouth of Daniel’s Canyon, approximately 6 miles southeast of Heber City.

Access:

This parcel has frontage on US Highway 40 (US 40). US 40 is a limited access highway, however agency records indicate that an access point was reserved along the westerly right of way line in Right of Way No. 690. A copy of the right of way document is available from the agency upon request. Interested parties should contact the Utah Department of Transportation for questions regarding access to the property from US 40.

Other:

This property is bordered by privately owned lands, federal (BLM) lands, and lands managed by the State of Utah Division of Wildlife Resources.

The parcel is generally comprised of sloping to steep terrain, with limited level areas near Daniels Creek. Elevation ranges from a low of 6,200 feet at the canyon bottom to a high of 6,800 feet at the northeast corner. The majority of the property is located to the north of Highway 40. Vegetation consists of natural grasses, some sage brush, oak brush, and a few deciduous trees along Daniels Creek. The parcel has some development potential as recreational property, or continued use as summer range ground and/or big and small game hunting potential.

Utilities:

The portion of the property located to the south of Highway 40 is zoned P-160 by Wasatch County. The remainder of the parcel to the north of Highway 40 is within the incorporated boundaries of Independence, Utah. Financing:

Financing will be offered for this parcel.  A down payment of 10% and closing costs will be due at the auction.  The remaining balance can be financed at a variable rate of prime plus 2.5% for a 20 year term.
